"URGENT! - PLEASE READ THIS BEFORE LISTING YOUR HOME FOR SALE! FREQUENTLY ASKED QUESTIONS: (Stuff you should know!) 1. "Do you offer 30 or 90 day listings?" Adam: Given the time and money that goes into effectively listing and marketing a home, 6 months is our company policy
HOWEVER
you can cancel your listing AT ANY TIME with no penalty with our 100% Risk-Free Guarantee. 2. "We were thinking about listing with a bigger, national franchise because we want the most exposure possible for our home." Adam: I understand your concern
Bigger isn't always better if you're looking for quality. And I think you realize a company doesnt sell a home
its the individual agents activities
which is why we have negotiated multiple marketing contracts with the top names in real estate (Realtor.com, homes.com, Google Homes, Trulia, and 65 other top websites) to make sure your home receives MAXIMUM EXPOSURE
now, isn't that what you want? 3. "Wouldn't it make sense to save the commission by selling it ourselves?" Adam: I agree that you can save the commission by selling it yourself
are you aware that today over 1,900 homes are CURRENTLY for sale
last month only 191 actually SOLD
thats a 10 month supply of homes (assuming no other homes come on the market)
and
last month 72 new homes went on the market! And whats worse
is the fact that only 2% of all For Sale By Owners sell themselves
and 98% are listed and sold by real estate agents
Can you afford to have only a 2% chance of selling your home? 4. "Can we list high? We can always come down later, right?" Adam: I understand you want to list high
to leave room for negotiating
and have you considered the problem that creates for you? Most people wont even bother looking at properties that are priced too high
would you rather have a bidding war on your home
or not have an opportunity to negotiate any offers at all? 5. "I like what I see but I have a friend in the business. Why shouldn't I list my home with them?" Adam: I can appreciate that
and these days, almost everyone does
so let me ask you
do you absolutely have to
sell this home
or
are you willing to risk losing thousands on the sale of your home, just to do your friend a favor? Obviously
you're checking out this website for a reason
right? If your friend is a true friend they'll understand and respect your decision. 6. "Another agent said they could get me more money. Why wouldn't I list with them?" Adam: I appreciate that you want to net the most money possible for your home
and what you probably dont understand is this
An agent that will
list your property
overpriced
assumes they can take the listing now
and then start beating you up on the price
week after week after week after week
is that what you want
Who would! Theyre afraid to tell you the truth
up front
So let me ask you
do you want the truth? :) 7. "Why don't I see very many of your signs in my neighborhood?" Adam: Thats a valid concern
the obvious reason youll
choose me now
is that in the last 10 years, my team and I have sold hundreds of homes all over the community
Meaning
when you
list your home with us
we can expose your property to hundreds of past clients and potential buyers in our database from all over the area
do you realize how important that kind of exposure is? Also - since our homes sell more quickly than the average agent, our for sale signs don't stay out very long. If you see the same signs over and over again, you have to wonder, "Why aren't these homes selling?" 8. "What exactly do you do to sell homes?" Adam: Great question!
are you aware
that there are two kinds of real estate agents? There are passive and active
I am an active agent
meaning
when you list your home with us
I will spend all of my time actively marketing your home to the public
AND to the other active agents in town
Isnt that what you want
someone who will work actively
and aggressively
to get your home sold? Please take a minute and review my 21 Point Listing Action Plan under the seller menu on this website. Then if you still have any questions, call or email me. I hope then you'll be asking, "What DON'T you do to sell homes!?" 9. "Would you be willing to cut your commission?" Adam: That's an important point! On the surface, we may appear to be one of the most expensive real estate brokers in the area. But is your main concern not paying commission? Or is it what's left in your pocket after the sale is done? Our clients earn more on the sale of their homes, because we do more. Haven't you found in life that YOU REALLY GET WHAT YOU PAY FOR? If you hire a discount broker, you're going to get discount results. 10. "One of the other top agents in town said they would sell at a higher price and lower commission." Adam: I can appreciate that
can I tell you why that makes me nervous? If another agent doesn't have the courage
to stand up to you
regarding their own worth
how strong could they possibly be
defending you
and the price we set for your home
I have that courage

Financing Your Home >Watch Your ARMs Length
Most buyers know that first-year interest on Adjustable Rate Mortgages (ARMs) is typically lower than the interest on available fixed-rate mortgages. This makes ARMs easier to qualify for, but also requires that borrowers have some understanding about how such loans work, because there are significant details associated with the low first-year rate.
First, check to see how long the low rates offered on the ARM are guaranteed. After that period of time, the rates can go up two points a year to a typical rate cap of six points over the life of the loan. Lenders will usually require borrowers to qualify for a mortgage loan that is several percentage points above the actual initial rate charged on the ARM. This is intended to keep borrowers from becoming overburdened by debt. Some lenders may charge special fees or caps which can increase the cost of the loan. If you think that an ARM may work for you, it is a good idea to shop around.
